What this commission calculator does
Commission is pay tied to the value of what you sell, which makes income variable in a way a salary is not. Whether you are a salesperson checking a payout, an agent quoting a fee, or a seller working out what will be left after an intermediary takes their share, the useful output is the same: the commission itself and the net amount remaining.
The formula behind it
The commission is sale amount × rate ÷ 100, and the net is the sale amount minus that commission. A property selling at 250,000 with a 2.5% fee generates 6,250 in commission and leaves 243,750. Because the calculation is proportional, the rate matters far more on large transactions than the difference of half a percentage point suggests.
How to use this calculator
Enter the sale amount and the commission rate. The result shows the commission earned and the net amount left over. For split commissions — say between an agency and an individual agent — run it twice, applying the second rate to the first result.
Structures you will meet
Flat-rate commission pays the same percentage on everything. Tiered structures raise the rate above a threshold, so a strong month is worth disproportionately more than two average ones. Commission on gross revenue and commission on gross profit are very different deals on a low-margin product. Always confirm which base applies, whether the rate is charged before or after tax, and when the payment is triggered — on the signature, or on the money actually clearing.
